Asbestos Disposal FAQ’s

Answers to common questions about asbestos removal in Graigavon

Non-licensed asbestos removal generally involves lower-risk materials, such as asbestos cement sheets, roof panels, soffits or guttering, where the asbestos fibres are firmly bound and the material is in good condition. This type of work can be carried out without a licence, provided the correct controls, training and waste disposal procedures are followed.

Licensed asbestos removal is required for higher-risk materials, such as asbestos insulation board (AIB), pipe lagging or loose-fill insulation, where there is a greater risk of fibre release. Licensed works must be carried out by a contractor holding the appropriate asbestos licence and follow strict regulations, including detailed plans of work and air monitoring.

If asbestos has been identified in your home following an asbestos survey, the next step is to establish whether it can be safely left in place or needs to be removed. This depends on the type of asbestos, its condition, and whether it is likely to be disturbed during normal use, refurbishment or future works.

The best way to determine the correct course of action is to contact an asbestos removal contractor who can review the survey findings and advise on the next steps. This will also confirm whether the works fall under licensed or non-licensed asbestos removal.

Not always. Whether asbestos needs to be removed depends on the type of material, its condition, and how the property is being used.

If asbestos is identified during a survey when selling a property, a potential buyer may request that the asbestos is removed before completion, or ask for a price reduction to account for the cost of removal.

If you’ve moved into a property where asbestos has been identified, many lower-risk materials such as asbestos cement soil pipes, soffits, guttering or downpipes can often be left in place if they are in good condition and are not likely to be disturbed.

Higher-risk asbestos materials, or asbestos that is damaged or likely to be disturbed during renovation works, may need to be removed. A competent asbestos contractor can review the survey and advise whether removal is necessary.

Low-risk materials such as asbestos cement sheets, garage roofs, guttering or soil pipes may fall under non-licensed asbestos work. However, even non-licensed work must still be carried out safely using appropriate personal protective equipment (PPE), correct handling methods, and suitable controls to minimise fibre release.

All asbestos waste must be disposed of at a licensed facility that is permitted to accept asbestos and cannot be treated as normal waste. Transporting asbestos also requires a waste carrier licence, and disposal facilities are generally not set up for members of the public to bring asbestos to.

Depending on the size of the job and the type of material involved, it is generally not recommended to attempt to remove asbestos-containing materials unless you are experienced and fully aware of the risks and legal requirements. If you are unsure whether a material contains asbestos, it is advisable to arrange asbestos testing to confirm this. For more complex situations, or where multiple materials are present, a full asbestos survey may be required.

Before carrying out any asbestos-related works, it’s always best to seek advice from a competent asbestos removal company, who can advise on whether removal is necessary, how it should be carried out, and what the correct disposal route is.

After an asbestos survey has been carried out, the next step is to contact an asbestos removal contractor who can review the findings and advise on what action, if any, is required. A survey will identify the presence, type and location of asbestos, but it does not usually confirm whether removal is necessary.

If you would like advice after receiving an asbestos survey, you can contact Andrew on 07434 691 809 or email andrew@removerr.co.uk.

The cost of asbestos removal can vary depending on the type of material, its condition, the quantity involved, and whether the work is licensed or non-licensed. Access, location, and disposal requirements can also affect the overall cost.

Smaller jobs, such as the removal of a soil pipe, corrugated sheets on a garage roof, or a boiler flue, are often straightforward to assess. In many cases, the quickest way to obtain an accurate quotation is to send a few clear photos of the asbestos material to 07434 691 809 or email andrew@removerr.co.uk.

This allows us to provide an estimated cost without the need for a site visit.

No, the presence of asbestos does not automatically prevent you from selling a property in Northern Ireland. Many older homes contain asbestos in some form, and it is commonly identified during a buyer’s home survey.

In most cases, when a property is being sold, a potential buyer will arrange a homebuyer or building survey. If asbestos is mentioned in the report, this can sometimes affect the sale, largely because many buyers are unfamiliar with asbestos and may assume it is more dangerous or costly than it actually is. In reality, lower-risk materials such as asbestos cement soil pipes, guttering or garage roofs can often be left in place if they are in good condition and not likely to be disturbed.

That said, where asbestos is damaged, deteriorating, or likely to concern a buyer, it is often recommended to have it removed before completing a sale.
